We are frequently approached by landlords asking us how easy is it to switch from their current managing or letting agent. The normal reasons for wanting to switch is due to a poor service and high management fees.

You are able to switch mid-tenancy…

Many landlords assume that they are unable to switch agent mid tenancy, and that it is better to wait until the current tenant has given notice to leave before it is acceptable to switch agents. This isn’t always the case and it isn’t something you have to do yourself – we can take care of everything for you!

Here’s our small list of simple steps if you are considering moving from your current letting agent:

  1. Your first port of call will be to determine how much notice you will need to provide to your current agent. Which can be found on the terms and conditions you originally signed when agreeing to market the property. If you need any advice regarding this, please contact us.
  2. If you are on a fully managed service, we would recommend obtaining the contact details for your current tenant.  Your current agent should provide you with these details.
  3. We will arrange to meet you, either at your home, or at our offices where we will go through our terms of business. We will outline our lettings process and our commitment to providing our comprehensive lettings and management service. We will provide you with all the necessary paperwork for you to read and complete. In most cases we can either match or better your current management fees and at the same time also improve your current service levels.
  4. One of the most important stages is meeting your current tenant. We will arrange to meet them at their property to explain everything to them and provide them with replacement bank details to pay their rent as well as informing them of the new address with which any legal notices shall be served. Part of this transfer may include a new tenancy agreement for the tenant to sign. This is to protect all parties as all of our tenancy agreements are updated regularly for changes in legislation. We will also deal with any necessary deposit transfer/registration.
  5. Both you and your tenant will be assigned to a dedicated Property Manager who will be your contact throughout the tenancy should any matters arise that require attention.

What we request from your current lettings agent:

  • Copy of signed tenancy agreement
  • Copy of prescribed information for deposit to be transferred
  • Copy of inventory supplied at check in
  • Landlords annual gas safety certificate – if applicable
  • Electrical condition report
  • Copy of inventory supplied at check in
  • Collection of spare keys held at branch
