We will start by advising you on what rent is achievable, through a research document containing local demand and rent amounts for similar properties which have recently been let in that postcode. We are able to help prepare the property to be let, ensuring it is the right condition to attract the kind of tenants you want and we will guide you with legislation so the property is compliant.
When the property is marketed we can then take the lead on viewings and tenant negotiations, ensuring all necessary background checks are completed and the right tenant is renting your property. Whilst the property is tenanted we will complete our regular site visits to make sure the property is taken care of and if any maintenance issues do arise we will handle them with our network of vetted contractors.
We pride ourselves on our effective and efficient communication with our landlords, making sure they updated throughout any negotiation process and whilst the property is tenanted. Site visits and inspections, rental estimations on both current properties and prospective properties are all part of our service.
Compliant matters such as organising EPC’s, Gas Safety works and other works can all be arranged through us minimalising your time and involvement running the property.

Senate Property Services is a member of the Client Money Protection Scheme. The CMP is an independent membership scheme, which we have joined for the benefit of our clients.
